Perhaps making the system more real by adding:
Players wishing to upgrade the guild/org have to invest some money into it (either immediate upgrade or count-down system, I don't know which of the two you prefer, or will be easier to make for our programmers)

Something I just come up with;
After buying a room in an apartment/flat [several flats on each island) you get an code on your trainer card/profile card/profile thingy xD.
If someone wants to visit you in your personal room, they have to go to helpdesk/elevator/NPC and fill in the personal (room)code from the owner of that room.

- They can only enter if the owner is also in the room??
 - Or you can put an password on your room??

You'll be able to grant other player access to your house/apartment. If they have access they can always access it even when you're not around.
